The current market update for Peachland, been a bit slow so far in the market this spring, but they are signs it is starting to pick up for sales late May and hoping for big movement in June. It is so important a new interest rate cut happens on June 4th, with the big banks also lowering their rates below 4 per cent. Much needed relief is needed in the real estate market. Peachland getting ready for the big summer, the car show on the May long weekend was a good success even with the weather conditions.

Summer is going by quick, August long weekend is here, a bit of drama last week with our recent fire on Dought Hill from a truck fire. All is good and fire almost out with some rain last night (mop up stage). The Real Estate market in Peachland is showing some signs of life as checking out sales numbers this morning, we are up from last year. Last year was our worst year in 30 years for sales in Peachland. At this time last year we had 47 sales, today we can somewhat be happy with a increase to 67 sales. ( excluding lots). Interest rates stayed the same on July 30, a bit disappointing, but onward. The trend last few weeks, quite a few price reductions, and we see this continue into the fall. We feel it will a steady 3 quarter of sales which just may surpass the springs numbers. Quite a few buyers still on the sidelines waiting for two things, interest rates to fall, and more price reductions in the market. Many sellers are coming to terms that the party over from 2021-2023 in regards to value of their homes. The Buyers are looking for value and are not willing to pay too much with uncertainly & turmoil in the Canada landscape. For a home to sell it has to cover all the bases, it has to be free of any items the Buyer may see as a turn off, too big of a project etc. Examples is paint, flooring, plumbing ( poly b) landscaping and all the smaller items. A house has to show well. A good suggestion is to have a pre home inspection report done, lays out all the items a inspector will see that needs replacement or repair. Given a list and correcting the items goes a long way to have your house ready to sell and will result in a higher price. The mistake made is assuming the buyer can do these items based on a set price. A seller needs to be ahead in the curve in this market, just too many listings out there. With our record listings in Peachland (163) a grand effort is needed in both the house and yard to insure a higher price and success in selling.
