Welcome to the Peachland Real Estate Review for 2025. The market rebounded from the 2024 disastrous year with 120 total sales in 2025. The fourth quarter provided the push to a a more balanced market. However prices were down sharply for homes under 1 million. The sales from 2024 as compared to 2025 was up 37.93% Review our market outlook for 2026 at the end of this report.  This report is for general information only, and while accurate from actual numbers from the MLS system, it should not be used for home evaluation. Peachland Real Estate Market Summary – 2025

The Peachland real estate market experienced a challenging yet ultimately improving year in 2025. The first three quarters were notably slow by historical standards; however, a strong fourth quarter helped salvage overall performance. The decline in interest rates during Q4 played a critical role in stimulating buyer activity and improving sales momentum.

Total real estate sales across all property types increased from 87 transactions in 2024 to 120 in 2025—an encouraging improvement, although it should be noted that 2024 marked the weakest year for sales in Peachland’s history.

One notable trend in 2025 was increased affordability at the lower end of the market. Twelve homes sold below $700,000, compared to just three in 2024, indicating a downward shift in the entry-level benchmark. Another positive highlight was Lakeshore Gardens, which saw a significant turnaround, increasing from one sale in 2024 to six sales in 2025.

The market also reflected price adjustments, with several properties selling well below assessed values—some by more than $100,000. Chateau on the Green led strata property sales with seven transactions.

A new metric introduced in this year’s report compares sale prices to BC Assessment values. While these figures represent averages across property categories, they provide meaningful insight into market trends:

  • Homes under $700,000: 12.13% below assessed value
  • $700,000–$1,000,000 homes: 3.34% below assessed value
  • $1,000,000+ homes: 4.56% above assessed value
  • Townhomes: 4.63% below assessed value
  • Condominiums: 0.41% above assessed value

In summary, 2025 was characterized by increased inventory, price declines of approximately 8–10%, and interest rates finally reaching more reasonable levels. These factors contributed to a strong fourth quarter and a modest year-over-year improvement. One disappointing note was land sales, with only two building lots sold in Peachland during the year.

Coldwell Banker Horizon Realty once again led the market, ranking #1 in Peachland for total home sales in 2025. Additionally, Coldwell Banker local agents represented Five of the top Seven top individual producers for sales in Peachland. We remain committed to promoting Peachland and assisting clients with buying and selling homes in the community.

Outlook for 2026

A correction in BC Assessment values is anticipated in 2026, reflecting the pricing realities of the 2025 market and potentially impacting property values moving forward. Overall, the outlook for sales activity in Peachland is more optimistic than in the previous year.

Prices are expected to soften slightly, with an anticipated decline of approximately 2–3% from 2025 levels. With interest rates stabilizing, the market is projected to transition toward balance—moving from a buyer’s market toward a more neutral environment as the spring season approaches.

Looking ahead to 2027, key uncertainties include whether the proposed nine-hole golf course will be completed by November and whether approximately 400 new homes will be introduced to the market in the fall of 2026. While several projects remain on the planning books, just a few new developments are expected in Peachland for 2026, including Phase Two of Lauren Heights, and the Sanderson Road Project which will introduce new lots and homes. We can also look for forward to the completion of the 2nd building for seniors off Beach Avenue. Move in is slated for this spring.

Should Peachland experience a stronger year of sales in 2026, some of these deferred projects may regain momentum in the years to follow.
